Role Overview
The BIM Specialist Quantity Surveyor independently owns end-to-end quantity surveying and cost management for one or more work packages on a data centre or mission-critical project. The role runs the full 5D cycle — model-based quantity take-off, cost planning, BOQ production, procurement, valuation, change control and final account — and is the key day-to-day commercial interface for its packages.
The position ensures cost certainty on MEP-heavy, fast-track data centre works, coordinating directly with design, procurement, and construction teams, across CTS's EMEA project portfolio.
Key Responsibilities
- Own 5D quantity take-off and measurement for assigned packages from Revit/IFC models (Navisworks Quantification, Autodesk Takeoff, CostX), validating model completeness and LOD suitability.
- Prepare and own cost plans, estimates, and bills of quantities ("mapa de quantidades") for assigned packages across design stages.
- Run procurement for assigned packages — prepare tender documentation, level and analyse bids, and recommend award.
- Assess and certify interim valuations and subcontractor payment applications; measure, value and agree variations and change orders.
- Produce package cost reports, forecast final cost, and cost/value reconciliation (CVR), tracking committed cost, risk and contingency.
- Manage subcontractor/vendor measurement, valuation, and package-level commercial risk and claims.
- Prepare and agree subcontractor final accounts for assigned packages.
- Support long-lead critical-equipment procurement (chillers, generators, UPS, switchgear, transformers), including vendor pricing and milestone/payment terms.
- Apply measurement standards (RICS NRM2 / LNEC conventions) and work within ISO 19650, the BEP, and the common data environment.
- Check and guide the output of Junior Quantity Surveyors.
Required Skills and Experience
- Degree in Quantity Surveying, Civil Engineering (Engenharia Civil), Construction Management (Gestão da Construção), or a related discipline.
- 5–10 years of experience in quantity surveying/cost management, with demonstrable end-to-end package ownership.
- Demonstrable experience on data centre, mission-critical, industrial, or large-scale infrastructure projects; understanding of MEP-heavy cost structures and redundancy concepts (N+1, 2N, Tier ratings) is highly valued.
- Strong command of 5D BIM measurement (CostX, Cubicost, Navisworks Quantification, Autodesk Takeoff) and cost software (Causeway CATO, RIB Candy, or equivalent); strong Excel.
- Proficiency with Revit/Navisworks model review and a common data environment (BIM 360 / ACC, Aconex).
- Working knowledge of RICS NRM2 measurement, ISO 19650/BEP/LOD, and awareness of NEC/FIDIC contract forms.
- Fluent Portuguese and strong English.
