Role Overview
The Junior BIM Specialist Quantity Surveyor supports cost management and measurement on data centre and mission-critical construction projects, working under the close supervision of a Quantity Surveyor or Commercial Manager. The role assists with 5D BIM quantity take-off from federated models, bill-of-quantities preparation, interim valuations, and cost reporting.
This is a development role focused on learning the end-to-end quantity surveying process — from cost planning through procurement, valuation and final account — while taking ownership of discrete, clearly-defined tasks that are reviewed by a senior colleague, across CTS's EMEA project portfolio.
Key Responsibilities
- Perform 5D quantity take-off from Revit/IFC models using Navisworks Quantification, Autodesk Takeoff and/or CostX, under supervision.
- Assist in preparing and maintaining bills of quantities ("mapa de quantidades") and measurement schedules.
- Input and maintain cost data, rate libraries, and commercial registers in the project's cost tools.
- Support the preparation of cost estimates and cost plans at each design stage.
- Assist with interim valuations, subcontractor payment applications, and measurement of variations.
- Compile data and supporting information for periodic cost reports.
- Support procurement by helping compile tender/package documentation and bid comparison tables.
- Cross-check model-based quantities against drawings and flag model gaps or anomalies to senior colleagues.
- Maintain document control and filing within the common data environment (BIM 360 / Autodesk Construction Cloud, Aconex).
- Ensure outputs align with the BIM Execution Plan, applicable measurement conventions, and CTS/client requirements.
Required Skills and Experience
- Degree in Quantity Surveying, Civil Engineering (Engenharia Civil), Construction Management (Gestão da Construção), or a related discipline.
- 3–5 years of experience in quantity surveying, cost estimating, or "medições e orçamentos", ideally with exposure to construction or the built environment.
- Some exposure to large-scale construction, industrial, or data centre / mission-critical projects is desirable.
- Working knowledge of Revit and Navisworks; exposure to a 5D/measurement tool (CostX, Cubicost, or Bluebeam) and strong Excel skills.
- Awareness of BIM workflows (ISO 19650, BEP, LOD) and a common data environment (BIM 360 / ACC or Aconex).
- Fluent Portuguese and good English.
- Strong organisation, attention to detail, and communication skills.
