About the role
The Senior Quantity Surveyor is responsible for managing the commercial and contractual aspects of large-scale construction projects. This includes cost planning, budgeting, contract administration, procurement, and risk management. The role requires collaboration with multidisciplinary teams, client interaction, and ensuring projects are delivered within budget while maintaining quality standards. You will also provide guidance to junior surveyors and act as a key point of contact for all quantity surveying queries.
Key Responsibilities
- Cost Planning & Budgeting: Prepare detailed cost estimates, budgets, and forecasts for large-scale projects, ensuring accuracy and alignment with project objectives.
- Contract Management: Administer contracts, manage variations, and ensure compliance with agreed terms and conditions.
- Procurement Support: Assist in procurement of materials, subcontractors, and services, evaluating tenders and quotations.
- Financial Reporting: Track project costs, produce financial reports, and maintain records for management and client review.
- Risk & Value Management: Identify financial risks, provide mitigation strategies, and ensure value engineering opportunities are maximized.
- Technical Support & Mentorship: Provide guidance to junior surveyors, sharing best practices in measurement, cost control, and contract administration.
- Client & Stakeholder Interaction: Act as a point of contact for clients, contractors, and consultants, ensuring transparent and timely communication.
- Compliance & Quality: Ensure all commercial activities comply with legal, regulatory, and industry standards, including RICS and local Irish construction regulations.
- Approve project cost reports, estimates, and variation requests under supervision of the Lead Quantity Surveyor.
- Validate tender submissions and procurement documentation for compliance with project standards.
- Lead internal audits and commercial reviews when necessary.
- Make day-to-day decisions on commercial matters within the project scope under supervision.
- Escalate contractual disputes, budget overruns, or delays to the Lead Quantity Surveyor.
Education
- Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or related field (required).
- Master’s degree or relevant professional qualifications (RICS accreditation) are highly desirable.
- Extensive knowledge of quantity surveying principles, including cost estimation, contract administration, and procurement.
- Proficiency in software such as CostX, SAP, MS Excel, or similar tools.
- Strong understanding of Irish construction contracts, RICS standards, and local building regulations.
- Minimum 5–7 years of experience as a Quantity Surveyor, with a proven track record in large-scale projects.
- Experience in cost planning, commercial management, and contract administration forindustrial, commercial, or infrastructure projects.
- Expertise in procurement, tender evaluation, and financial reporting.
- Documentation Management: Ensure accurate project cost records and reports are maintained.
- Representation in Meetings: Represent quantity surveying and commercial matters in multidisciplinary project meetings.
- Team Leadership (When Defined by Lead Quantity Surveyor): Lead project teams temporarily, coordinating activities and ensuring commercial execution under supervision.
